Do I need planning permission for a garden room?
Often not. Under permitted development a single-storey garden room behind the house is usually fine if its eaves are no higher than 2.5 m and the whole building is no taller than 2.5 m within 2 m of a boundary, 3 m elsewhere, or 4 m with a dual-pitched roof. Together with other outbuildings it can't cover more than half the garden, and it can't have a raised veranda or balcony. Listed buildings, conservation areas, national parks and World Heritage Sites have tighter rules.
Does it need building regulations approval?
Not usually, if nobody sleeps in it. Under 15 m² floor area is generally exempt. From 15 to 30 m² it's exempt if it's at least 1 m from every boundary or built mostly of non-combustible materials. Over 30 m² needs approval.
Can I run power to it?
Yes, but a new circuit to an outbuilding is notifiable electrical work, so it must be done by a registered electrician who certifies it. Most garden room builders arrange this as part of the job.
Can I use it as a bedroom or annexe?
Not under permitted development. Sleeping accommodation needs planning permission and building regulations approval. A home office, gym, studio or hobby room is fine.
